The short answer: once a year, every year — ideally before the cold weather arrives.

That single annual visit from a Gas Safe registered engineer is one of the most straightforward things you can do to keep your home safe, warm and running efficiently. Below, we explain exactly why it matters and what happens if you skip it.


Gas Safe Register, boiler manufacturers and most home insurers all point to the same interval: once every 12 months. This is not an arbitrary figure. A modern boiler contains components — heat exchangers, seals, pressure relief valves, flue connections — that degrade with use. An annual inspection catches wear before it becomes a fault, and a fault before it becomes a breakdown (or worse).

Safety

Carbon monoxide is the most serious concern. A poorly maintained boiler can develop small cracks or incomplete combustion that release this odourless, colourless gas into your home. A service includes a flue integrity check and a combustion analysis — two tests that can identify a dangerous situation long before you are aware of it.

If you do not already have a carbon monoxide alarm on every floor where there is a gas appliance, fit one today. They cost a few pounds and can save lives.

Warranty

Most boiler manufacturers — Worcester Bosch, Vaillant, Baxi and others — require annual servicing as a condition of their extended warranty. Miss a single year and you may find that a claim is refused, leaving you to cover a repair or replacement that could run to hundreds or thousands of pounds. Keep the service record in a safe place; you will need it if you ever make a claim or sell the property.

Efficiency

A boiler that has not been serviced gradually loses efficiency. Scale builds up on the heat exchanger, burners become partially blocked and the unit has to work harder to produce the same amount of heat. That extra effort shows up directly on your gas bill. A clean, well-adjusted boiler typically runs closer to its rated efficiency, which means lower running costs over a full heating season.


What Does a Boiler Service Actually Involve?

A standard annual service with a Gas Safe engineer usually covers:

  • Visual inspection of the boiler and visible pipework
  • Checking the flue and combustion
  • Inspecting the heat exchanger for signs of wear or cracking
  • Testing the gas pressure and burner operation
  • Checking seals, gaskets and the condensate trap
  • Verifying safety devices such as the pressure relief valve
  • Clearing any accessible blockages
  • Providing a service record and flagging any concerns

The visit typically takes around an hour for a straightforward installation.


When Is the Best Time of Year to Book?

Late summer or early autumn — August to October — is the sensible window for most households in the TW area. Your boiler is less likely to be in heavy use, engineers have more availability than in the depths of winter, and any faults can be sorted before the first cold snap.

Booking in January when the heating has already failed is possible, but you will be competing with many other households in exactly the same situation.


Signs Your Boiler May Need Attention Before the Annual Date

You should not wait for a scheduled service if you notice:

  • Unusual noises — banging, kettling or whistling
  • A yellow or orange flame instead of a crisp blue one
  • The pilot light keeps going out
  • A noticeable drop in pressure that keeps recurring

  • Water around the base of the boiler — this can indicate a failing seal or internal component

A boiler that is leaking water needs prompt attention. Leaving a leak unaddressed risks damage to surrounding pipework, ceilings and electrics, and it can cause the system pressure to drop to the point where the boiler locks out entirely.


Rented Properties

If you are a landlord, an annual gas safety check is a legal requirement under the Gas Safety (Installation and Use) Regulations 1998. A service and a gas safety check are not the same thing, though many engineers carry out both in the same visit. The resulting Gas Safety Record (CP12) must be provided to tenants within 28 days of the check and to new tenants before they move in.

  • Fit carbon monoxide alarms on every floor with a gas appliance
