What is a Gas Safety Certificate?

A Gas Safety Certificate — often called a CP12 — is the official record that a Gas Safe registered engineer has inspected the gas appliances, fittings and flues in a property and confirmed they’re safe to use. The engineer checks each gas appliance for correct operation, safe gas pressure, proper ventilation and that harmful combustion gases are being safely removed.

Once the check is passed, you’re issued a dated certificate listing every appliance inspected and the result. It’s valid for 12 months.

Who legally needs one?

  • Landlords must have a valid certificate for every gas appliance and flue in a rented property, renewed every year, with a copy given to tenants. This is a legal duty under the Gas Safety (Installation and Use) Regulations — not optional.
  • Homeowners aren’t legally required to hold a certificate, but an annual gas safety check is strongly recommended, especially before selling, and is often required by mortgage lenders or insurers.

What the engineer checks

A gas safety inspection typically covers:

  • Every gas appliance (boiler, hob, fire, water heater) for safe operation
  • Correct gas pressure and heat input
  • Adequate ventilation and air supply
  • Flues and chimneys clearing combustion products safely
  • Safety devices working correctly
  • Visible pipework and fittings for soundness

If anything is unsafe, the engineer will explain the fault and what needs doing before the certificate can be issued.

Why it must be a Gas Safe registered engineer

Only an engineer on the Gas Safe Register can legally carry out gas work and issue a certificate in the UK.
