Boiler Leaking Water: How to Tell If It's an Emergency
Is your boiler leaking water? Use this triage checklist to decide if it's a genuine emergency or can wait — and what to do right now.

A drip from your boiler is never something to ignore, but not every leak demands a midnight call-out. The key is knowing which signs point to a genuine emergency and which ones can safely wait until morning. This guide walks you through that triage quickly and clearly.
First: Stop and Look Before You Touch Anything
Before you decide what to do, take 60 seconds to observe. Do not touch electrical components, do not attempt to open the boiler casing, and do not ignore the smell of gas. If at any point you can smell gas, this is a separate and immediate emergency — turn off your gas supply at the meter, open windows, leave the property, and call the National Gas Emergency Service on 0800 111 999.

Signs That It IS an Emergency
Call a plumber immediately if you notice any of the following:
- Water is dripping onto electrical components — wiring, sockets, the boiler’s own control board, or a consumer unit nearby. Water and electrics are a dangerous combination.
- The leak is fast or flowing, not just a slow drip. A steady stream of water can cause structural damage within hours and points to a failed seal, valve, or heat exchanger.
- Water is pooling on the floor and spreading. This can damage flooring, joists, and the ceiling of the room below.
- Your boiler has locked out and you can smell something burning — a leak near internal components can cause scorching.
- The leak is coming from the flue or the area around the gas valve — this warrants immediate professional attention.
- You have no hot water or heating in very cold weather and vulnerable people (elderly, young children, or anyone with a health condition) are in the property.

Signs It May Not Be an Immediate Emergency
The following situations are still worth sorting promptly, but they are less likely to pose an immediate risk:
- A slow, occasional drip from a pressure relief valve (PRV) — the pipe that exits through an external wall. This often means your system pressure is too high. It needs attention but is unlikely to cause rapid damage overnight.
- Condensation around the boiler or flue — modern condensing boilers produce water vapour as a by-product, and some moisture around the flue outlet is normal.
- A very minor weep from a compression fitting or pipe joint near the boiler, with no sign of spreading.
Even in these cases, do not leave it for weeks. A slow drip can worsen suddenly, and damp conditions encourage mould growth.
Quick Triage Checklist
Run through these questions in order:
- Can you smell gas? → Yes: gas emergency, call 0800 111 999 and leave now.
- Is water near any electrical component? → Yes: switch off at the fuse board if safe to do so, call us immediately.
- Is the leak fast, flowing, or pooling? → Yes: turn off the stopcock, call us immediately.
- Is the boiler making unusual noises alongside the leak? → Yes: switch off the boiler, call us.
- Is it a slow drip with no electrical risk and no pooling? → Monitor it closely, book a call-out for today or first thing tomorrow.
What to Do While You Wait
If you have established it is safe to stay in the property and you are waiting for an engineer:
- Turn off the boiler at the programmer or isolator switch.
- Turn off the water supply to the boiler if you can identify its isolation valve (usually a slotted screw on the pipe feeding the boiler).
- Place a towel or container under the leak to protect flooring.
- Take clear photographs of the leak, where it is coming from, and any water damage — this creates a useful record for your own purposes.
- Note the boiler’s make, model, and error code if displayed. This helps an engineer arrive prepared.
