Does Home Insurance Cover a Burst Pipe?

The short answer is: it depends on your policy, but in many cases, yes, a significant portion of the damage is covered. Here is what you need to know.
What Is “Escape of Water”?
Most UK home insurance policies — both buildings and contents — include a section called escape of water. This is the industry term for water that has leaked, burst or overflowed from:
- Pipes, tanks or fixed appliances (washing machines, dishwashers, etc.)
- Central heating or hot-water systems
- Radiators or underfloor heating circuits
If your burst pipe falls into one of these categories, you are likely looking at an escape-of-water claim rather than a general “water damage” claim.
What Is Usually Covered?
Subject to your specific policy wording, escape of water cover typically includes:
- Damage to the building itself — ceilings, floors, plaster, joinery and structural elements saturated by the leak (buildings insurance)
- Damaged belongings — furniture, carpets, electrical items and clothing ruined by the water (contents insurance)
- Trace and access — the cost of finding where the leak originated, including lifting floorboards or opening walls
- Alternative accommodation — if the property becomes uninhabitable during repairs
Always read your schedule of cover and the policy excess before you assume everything is included.
What Is Usually NOT Covered?
Insurers commonly exclude:
- The failed pipe or fitting itself — fixing the actual burst is generally your cost, not the insurer’s
- Gradual leaks — slow drips that cause damage over time are often excluded on the grounds of wear and tear or lack of maintenance
- Damage caused by freezing — some policies exclude this unless you can show the property was adequately heated or the pipes were properly lagged
- Pre-existing defects — if a surveyor or previous plumber flagged the pipe as a problem, a claim may be refused
Steps to Take When a Pipe Bursts

1. Stop the Water First
